I’ve been following a few mid-sized commercial builds lately and it seems like their budgets change more often than residential jobs. Tenant improvements, code compliance, MEP coordination, and late design revisions all look like they can seriously shift the numbers even after bidding starts.
It really highlights how important accurate commercial estimates are when owners are trying to line up financing and contractors are deciding how aggressive to be with bids. Without a solid baseline, everything feels like guesswork.
